The Project Manager
General Description:
The project manager fulfills his title by managing all aspects of any assigned construction project from start to finish. He is the primary estimator, performs material takeoffs, places orders, and coordinates deliveries. He creates and maintains the construction schedule, coordinates subcontractors, and assesses the WillowRidge crew needs on a weekly basis. The project manager works closely with the Field Superintendent in matters of schedule, construction plan details, materials, and crew usage. As the manager of a project he also fills the role of guide for clients and key communication link between WillowRidge and the homeowner. The project manager oversees any emergencies that may occur.
Specific Duties:
1. Become intimately familiar with architectural plans, scope of work to be accomplished, and the details of the construction site.
2. Coordinate material takeoffs, request estimates from suppliers, and RFP’s from subcontractors in order to compile an accurate estimate of total project cost. Compile figures into the Bidding Checklist or Schedule of Values form.
3. Develop construction schedules for each project using Microsoft Project and update them on a monthly basis.
4. Initiate job site paperwork, computer files, and assemble project binder for use by Field Superintendent on site.
5. Sequence WillowRidge crew, subcontractors, and materials through the entire construction process by completing the phase checklist. When delegating this responsibility due to periods of larger workload or vacation, a positive transfer of responsibility must occur to ensure that both manager and superintendent understand who is responsible and for how long.
6. Place and track material orders in keeping with the various stages of construction, and coordinate deliveries to the job sites. Record all material purchases and deliver receipts to the bookkeeper.
7. Create and disseminate change orders or scope increase updates as necessary.
8. Schedule subcontractors and provide them with necessary plans and information to accomplish their tasks. Inspect completed subcontractor work to assure that work is completed to specifications and current building codes.
9. Support Field Superintendent by providing the information and communication necessary for him to manage the crew and construction process effectively
10. Visit job sites on a regular basis to monitor quality of workmanship, address potential problem areas, and review construction schedules.
11. Produce weekly progress reports for each current job and disseminate to clients and management.
12. Ensure that Schedule of Values documents are accurately updated on a monthly basis and distributed to clients and the president.
13. Take photos of overall job site progress and important details and archive for future reference or marketing purposes. One complete room by room set of photographs should be taken just before insulation to document rough-in and routing locations.
14. Generate and update punch lists to ensure a strong completion of construction projects.
15. Close out the job by reviewing final billing and job costing numbers, archiving files and paperwork, and completing a post job review meeting with the President and Field Superintendents involved in the project.
16. Participate in weekly management team meetings.
